Introduction
Tysons Future is a visionary and unique project that combines a tremendously successful super-regional shopping center with a transit-oriented urban development and is anticipated to become a model for smart growth. The proposed plans for Tysons Future have the potential to transform Tysons Corner into a sustainable metropolitan community defined by its emphasis on connectivity, alternative transportation and quality of life.
This cohesive pedestrian-scale community emphasizes the ability to easily move between open spaces, public venues and other areas within the project. Improved bus and shuttle access, new pedestrian walkways, additional bicycle paths and the new Metrorail station also will ensure convenient access to greater Tysons Corner.
Timing
Tysons Future is a multiphase development that will take 10-15 years to complete.

In all, 3.5 million square feet of new office, hotel, residential and retail development.

Project Highlights
Tysons Future will be a dynamic, pedestrian-friendly community. Features of the project include:
- Four office buildings for a total of 1.4 million square feet;
- 1.6 million square feet of residential development in four buildings, creating more than 1,300 new homes;
- A 300-room, 266,000 square foot hotel;
- Just under 200,000 square feet of service-oriented retail, such as grocers and dry cleaners, and street-level restaurants that encourage the pedestrian-oriented theme of the project;
- A timeless design that, while modern, complements the community's existing architecture;
- A transit-oriented plan that brings pedestrian and bicycle paths, significant road improvements, improved shuttle and bus access and a new Metrorail station;
- Public and green space, including exquisitely landscaped parks, plazas, courtyards and a sky terrace;
- Ample amenities for social interaction and cultural pursuits, such as a sculpture plaza, demonstration gardens, a performance lawn and stage and water fountains; and
- Recreational facilities, including multi-sport courts, an ice rink and a children's play area.

Tysons Corner Center, the largest mall in the Washington, D.C. area (2.2 million square feet gross leasable area), features 5 anchors — Nordstrom, Bloomingdale's, Lord & Taylor, Macy's, L.L.Bean — and more than 300 stores and restaurants. The mall's expansion that opened in fall 2005 features a 16-screen AMC megaplex theater with stadium seating, 5 fine-dining and family-style restaurants, a 10-unit food court, Barnes & Noble, and 20 additional specialty retailers.
